This brief survey asks your opinion on the draft Official Community Plan (OCP) policies currently being prepared by the City of Penticton and specifically those that are relevant to the proposed 65-unit townhouse development on a 12 acre parcel at 375 Smyth Drive. 

The new OCP will guide the City’s growth over the next 30+ years, particularly the location of 4,317 homes  required by the forecast 7,500 new residents.  For more information, visit https://www.shapeyourcitypenticton.ca/official-community-plan

375 Smythe Drive is currently zoned agricultural with one residence.  In 2010 City Council granted the property owner an OCP amendment to have Tourist Commercial (TC) at this site and a similar sized Medium Density Residential (townhouses, etc.) area at the winery site across the road.  The draft OCP future land use map now shows the land uses basically switched between the two locations, with a smaller TC designation at the winery site.

The draft OCP land use at 375 Smythe Drive now aligns with the property owner’s April 2018 application for medium density residential townhouses up to 3 ½ storeys (with potential for some limited service/retail component).  As the property is currently zoned agricultural the owner has applied for a change to RM2 zoning which allows townhouse development.  The property owner has the land for sale.
